BOOKING A ROOM AT PHOENIX PLACE

ARE THE ROOMS AVAILABLE FOR SHORT TERM LETS?

Yes, if you’re looking for a room for just a couple of months, or if your university term dates don’t run from September till July, then we can still accommodate you.

CAN I CHOSE A SPECIFIC ROOM?

Absolutely! Let us know if you have a preference on what floor you’d like to live on, which direction you face or if you’d just like to live with other first year students and, if available, we’ll cater for this.

CAN I BOOK AS PART OF A GROUP?

Yes, we have 6 and 8 bed flats available so if you and your friends would like to share the same flat then just let us know how many of you would like to share in the message on our ‘contact us’ page.

HOW DO I BOOK?

It’s easy and can all be completed online! Simply complete our book now form to start the process and a member of our sales team will be in touch.

DO I NEED A GUARANTOR?

If you wish to pay in instalments, then you will need a guarantor. This is usually a parent or guardian but doesn’t need to be; they just need to be a UK resident over 18 years old who passes our credit check. If you do not have someone who can act as your guarantor, then please do still get in touch as there are other options.

DO I PAY A DEPOSIT?

Yes, there is a £250 deposit to be paid at the time of booking, which is secured by the Deposit Protection Scheme. This deposit will be returned to you at the end of your stay provided you don’t have any outstanding rent and you leave Phoenix Place clean, tidy and with no damage.

LIVING AT PHOENIX PLACE

IS IT STUDENTS ONLY AT PHOENIX PLACE?

Yes, as per the terms of our license, only students can be residents at Phoenix Place.

WHICH UNIVERSITIES DO YOU HAVE STUDENTS FROM?

We mainly have students from John Moores University and University of Liverpool, but also have students from Liverpool Hope University, Edge Hill University, LMA and SAE.

IS THERE GOOD BROADBAND / WIFI?

Yes, very good.  It’s 1GB speed to the building, shared between our residents – the fastest connection readily available, and is included in the price of your room

ARE ALL UTILITIES INCLUDED?

Yes. Heating, electric, water and broadband are all included in the price.

DO I HAVE TO SHARE A BATHROOM?

No, all of the rooms at Phoenix Place have their own en-suite.

IS PHOENIX PLACE CATERED?

No, food is not provided. There are excellent kitchen facilities for you to cook for yourselves, including private kitchenettes in some rooms, or there’s plenty of places to eat out or get takeaway, all within a short walk.

IS THERE A LAUNDRY ROOM?

Yes, there is a laundry room in each of the 2 blocks at Phoenix Place, which have washing machines and dryers.

IS CLEANING INCLUDED?

Your whole flat will have been thoroughly cleaned before your arrival at Phoenix Place, but throughout your stay it is your responsibility to clean, tidy and take your rubbish down to the communal bins.

ARE BEDDING AND KITCHEN ITEMS PROVIDED?

As standard we do not provide bedding and kitchen items. However, we do have them available to buy so let us know if this is of interest to you.

IS THERE A GYM IN THE BUILDING?

No, we decided that most “on site” gyms are small, with poorly maintained amateur equipment. The Gym Group is just down the road and is a large, professionally run facility with special offers for students.

IS IT SAFE?

That’s a question we get asked a lot and it needs a careful answer. There can be risk in any big city, but we put an emphasis on student safety. There is individual fob access, monitored CCTV and 24hr security at Reception. In the unlikely event it would ever be needed, St Anne’s Street Police Station is about 500-600m away.

IS THERE PARKING?

There is no dedicated parking for Phoenix Place, but there is plenty of free street parking around.

We’re trying to make Phoenix Place as sustainable as possible and have a few things here that help us achieve this, including:

  • Motion sensors for the lights
  • Automatic shutoff heaters
  • Recycling bins

THE LOCAL AREA

HOW CLOSE IS IT TO UNIVERSITY?

JMU’s Bryom Street/City Campus and Hope Creative Campus are about a 7-8 minute walk, whereas The University of Liverpool and JMU’s Mount Pleasant can both be reached within 20 minutes.

ARE THERE SHOPS NEARBY?

Yes, Liverpool City Centre is just a 20 minute walk away, but more importantly, there’s a retail park just down the road which is home to B&M, Home Bargains and a Sainsbury’s superstore, as well as a number of cafes and restaurants.

HOW CLOSE IS THE CITY CENTRE?

Not far. It’s around a 20 minute walk to the heart of Liverpool’s shopping and nightlife.

WHERE’S THE NEAREST TRAIN STATION?

Liverpool Lime Street Station, the City’s mainline station, is a 16 minute walk.

MOVING OUT OF PHOENIX PLACE

DO I NEED TO MOVE OUT OVER THE CHRISTMAS AND EASTER HOLIDAYS?

No, the room is yours for the duration of your tenancy.

DO I NEED TO MOVE OUT OVER THE SUMMER HOLIDAYS IF I’VE BOOKED FOR NEXT YEAR?

Provided you’ve booked the same room for the next academic year and your tenancy is complete, you can store your belongings in your room over Summer for free! You will need to return your keys before you go away for the Summer break, and we will have to check that your room has been left safely. If you would like to stay at Phoenix Place over the Summer holiday then you will need a separate tenancy for this.

CAN I EXTEND MY STAY?

Yes, let us know as soon as possible if you’d like to extend your stay so that we don’t book the room out to somebody else.

HOW DO I MOVE OUT?

It’s easy:

  • Pack up EVERYTHING and give your room and kitchen a thorough clean
  • Donate any unopened food or unwanted clothing to Reception and we’ll pass onto a charity
  • Hand your keys into Reception and sign the end of tenancy form
HOW DO I GET MY DEPOSIT BACK?

Hopefully you will have left Phoenix Place clean, tidy and with no damage. We’ll conduct a check out inspection to make sure and see if any deductions need to be made. Then we contact the Deposit Protection Scheme, notifying them of any deductions, and they’ll contact you for your deposit return.
